Lease Review and Preparation

When representing a landlord, it is important to ensure that the obligations of the tenant have been thoroughly secured, the necessary guarantees are in place and the tenant's requirements to maintain the building are consistent with the nature of the premises and the type of business being conducted by the tenant.
When representing a tenant, the opportunities to fine-tune the lease so that it is consistent with the tenant's needs are often restricted by the terms of the offer to lease and therefore, the 2020 Law Group strongly recommends having a lawyer review the offer to lease before submitting it to the landlord or its representative.
Many tenants fail to have a lawyer review a lease believing that the lease is what it is and there is little that can be done to change the terms so that the tenant and the landlord are on the same playing field. Having represented many tenants, the 2020 Law Group has seen many commercial leases and as a result has been able to add value to its tenant clients, whether that value be a better understanding of the lease by the tenant or by alerting the tenant to issues that can be altered and thereby save the client money in operating costs and future lease payments.
